Cave Springs went from a village to one of the fastest-growing addresses in Benton County in about fifteen years, and its roofing profile reflects almost nothing but that. We work 72718 — Cave Springs Village, the Osage Creek corridor, Stonebridge Meadows, Heritage Park and the Lake Keith area.
Very new housing, and what that actually means
A large share of Cave Springs homes were built in the last fifteen years, many of them in the last ten. Homeowners often assume that puts roofing work a long way off. Two things complicate that.
Builder-grade is a real category. A production builder's roof package is priced to a budget. The shingles are usually a mid-range architectural product with a nominal 25 or 30-year rating; the components around them — pipe boots, flashing, ventilation — are specified to code minimum. Code minimum is not the same as best practice, and the difference shows up at year twelve to fifteen rather than year twenty-five.
Hail does not care how old your roof is. A three-year-old roof in Benton County can take a damaging hail hit, and frequently does. New construction is not protection.
What we most often find on houses of this vintage: cracked pipe boots leaking into the attic with nothing visible on the roof surface, ridge vent installed over insufficient or insulation-blocked soffit intake, and missing kick-out flashing where a roof plane runs into a wall.
Osage Creek and drainage
Cave Springs sits around Osage Creek and the cave system that gives the town its name, and this is one of the few places in our service area where where the water goes after the downspout is genuinely a bigger conversation than the gutter itself.
On newer subdivision lots with young landscaping and engineered grading, a downspout discharging next to the wall undoes the grading it was built with. On lots closer to the creek, concentrated roof discharge contributes to exactly the erosion the site design was trying to avoid. We size the gutters properly and then take the extensions and discharge points seriously rather than dropping a splash block and calling it finished.
Wind exposure
Much of the newer development here sits on open ground with immature landscaping. Straight-line winds lift shingles at rakes and ridges, and a lifted shingle rarely looks damaged from the ground. After a significant wind event it is worth having someone look — particularly on the exposed edges of a subdivision, where there is nothing upwind to break the flow.
Permits
Work inside the city limits is permitted through the City of Cave Springs; outside, it falls to Benton County. Cave Springs has annexed aggressively during its growth, and the boundary with Bentonville, Centerton and Lowell is not intuitive in places, so we confirm the jurisdiction for the address as part of the estimate.
