A town with two very different housing stocks

Siloam Springs has an unusually wide spread of building eras for a town this size, and the roofing problems split cleanly along that line.

The older core. The downtown historic district and the streets around Sager Creek include genuinely old housing — steep pitches, complex rooflines with multiple gables and valleys, original wood soffit and fascia, and in places a second or third layer of shingles laid over the first. These roofs are slower and more expensive to replace than their square footage suggests, because almost all of the work happens on a slope and there is far more flashing than a modern gable roof carries. They are also where we most often find rotted decking, because a layover has been hiding it for a decade.

The newer subdivisions. The growth south and east of town is 1990s onward, mostly simple gable and hip roofs with builder-grade shingles. Those roofs are straightforward to work on. What they tend to need is honest assessment rather than complex craft: a 25-year shingle installed in 2005 on a west-facing slope in Arkansas sun is at the end of its life now, hail or no hail.

Sager Creek, trees and gutters

The mature trees along Sager Creek and through the older streets are one of the best things about living here and one of the harder things about keeping a gutter system working. Oak and hickory drop enough through autumn to fill a 5-inch gutter, and shingle grit accumulates underneath regardless of guards.

On the older houses in this part of town, the fascia is often original wood that has already taken water from an overflowing gutter for years. Replacing the gutter without replacing the fascia behind it means hanging a new system on rotten wood — we check it as a matter of course, because on these streets it fails more often than not.

Storms, and who turns up afterwards

Siloam Springs sits in the same Northwest Arkansas hail corridor as the rest of Benton County, and the pattern after a significant event is always the same: out-of-state trucks working the neighbourhoods door to door within days.

Some of those companies do acceptable work. The issue is what happens in year three, when a flashing detail lets go and the number on the paperwork rings out.
