Modest housing, and the roofing truth that goes with it
Decatur is a small working town and its housing stock reflects that: mostly single-storey, simple gable and hip roofs, on houses that have been maintained rather than renovated. The roofs are straightforward to work on, which is genuinely good news for a homeowner here — a simple roof is a cheaper roof per square than the multi-gable architecture in the newer Benton County subdivisions.
What we most often find in Decatur:
Roofs kept past their point. Two or three layers of shingle, because a layover was the affordable option at the time. That decision costs more at the next replacement — three layers to tear off instead of one, and decking that nobody has looked at in thirty years.
Fascia gone behind the gutters. Spike-and-ferrule gutter systems work loose as the fascia softens, and by the time the gutter is visibly sagging the wood behind it is usually finished. On a lot of Decatur houses the fascia and soffit repair is the bigger half of a gutter job.
Repairs that are genuinely worth doing. This matters. On a house where the shingles have real life left, replacing a cracked pipe boot, repairing flashing at a chimney, or re-bedding a valley is a proper fix and not a stopgap. We would rather do the repair than sell a replacement that is not needed — and on the housing stock here that is frequently the honest answer.
Farm buildings and metal roofs
Decatur addresses run out into farmland quickly, and the barns, shops and poultry buildings out there are almost all exposed-fastener metal panel. Those roofs leak through their screws rather than through their panels: neoprene washers harden with age, fasteners back out slightly, and the roof develops hundreds of small leak points.
Re-screwing with larger-diameter fasteners restores it for years at a fraction of replacement cost. When the panel itself is still sound, that is what we will recommend.
Storms
Decatur is on the western edge of the Northwest Arkansas hail corridor, and storm cells crossing from Oklahoma frequently reach here first. It gets the same events as Bentonville and Rogers, usually earlier in the evening.
Because so much of the housing here is older, thorough documentation matters — an adjuster looking at a 20-year-old roof has more room to call damage "age". Photographs of hail strikes on the shingles and of the dents in gutters, vents and window wraps, taken early.
Permits
Work inside the city limits is permitted through the City of Decatur. A significant share of Decatur-addressed property is rural and falls under Benton County instead, which we confirm at the estimate.
