Roofing Services in Hiwasse, AR

Serving Hiwasse — free estimates, written quotes, no obligation.

Hiwasse is the most rural place we serve regularly — an unincorporated community in northern Benton County where Highways 72 and 279 meet, between Bella Vista and Gravette. We cover 72739, including the Highway 279 corridor, the Gravette Road area and the properties along Little Sugar Creek.

Unincorporated, which changes the paperwork

Hiwasse is not a city. It has no municipal building department, which means that unlike a job in Bentonville or Siloam Springs, permitting and inspection for work here goes through Benton County.

That is worth knowing for two reasons. It affects the timeline, because the county process is not the same as a city counter. And it is a question a contractor from out of state will very often get wrong — turning up with the assumption that a nearby city has jurisdiction, or skipping the question entirely. We deal with the county as a matter of routine.

Rural property, rural exterior work

Most of what we do in Hiwasse is on acreage rather than town lots, and the job list looks different because of it.

The house is one building of several. Shops, barns, equipment sheds and detached garages come with the property, and they need roofs too. We work on all of them, and it is usually more economical to handle them in the same visit than to bring a crew back.

Metal roofing is everywhere. Exposed-fastener metal panel is the standard for rural outbuildings across northern Benton County, and it has a characteristic failure mode: the neoprene washers under the screws harden and shrink with age and UV, the fasteners back out fractionally, and the building starts leaking at hundreds of individual points rather than in one identifiable place.

Re-screwing the roof with larger-diameter fasteners is a genuine repair — not a patch — and where the panels themselves are still sound it costs a fraction of replacement. It is one of the most useful things a rural property owner can know, and it is not what a company selling roof replacements will usually lead with.

Exposure is high. Open ground with little to break the wind. Shingle roofs here lift at rakes and ridges in straight-line wind events, and metal panels can be peeled at an edge that was never fastened properly. After a wind event, a real inspection beats a look from the driveway.

Little Sugar Creek and drainage

Properties near Little Sugar Creek and the drainages running off toward it have a water-management problem that town lots do not. Concentrated roof discharge on sloping rural ground erodes, and it does so where nobody is watching until a driveway or an outbuilding pad is undermined.

Gutters here are less about leaf debris — there is less tree cover than in Bella Vista just east — and more about where several thousand square feet of roof sends its water. Downspout placement and discharge matter more than guards.

Storms

Hiwasse takes the same hail as the rest of northern Benton County, and its position means storms crossing from Oklahoma often reach it early. Documentation is the same exercise as anywhere: photographs of strikes on the shingles and, importantly, the dents in soft metal — gutters, downspouts, vents and window wraps — which is frequently what establishes to an adjuster that a storm actually hit the property.

Frequently Asked Questions

Who issues permits in Hiwasse?

Benton County. Hiwasse is an unincorporated community with no municipal building department, so there is no city counter to go to. It is a question out-of-state contractors regularly get wrong — either assuming a nearby city has jurisdiction or skipping it altogether. We deal with the county as routine.

Can you re-screw a metal roof rather than replace it?

Yes, and on rural Benton County buildings it is usually the right call. Exposed-fastener panels leak through their screws: the neoprene washers harden and shrink with UV, the fasteners back out fractionally, and the roof develops hundreds of small leak points. Larger-diameter fasteners fix that for years where the panels are still sound.

Will you do the house and the outbuildings on one visit?

Yes, and it is normally cheaper that way. Most Hiwasse properties have shops, barns or detached garages alongside the house, and bringing a crew back out is what costs money.

What should gutters do on a rural property?

Move several thousand square feet of roof water somewhere it will not erode. With less tree cover than Bella Vista just east, debris is a smaller problem here than discharge is — concentrated runoff on sloping ground near Little Sugar Creek undermines driveways and building pads before anyone notices. Downspout placement and discharge matter more than guards.
