A roof replacement is the largest single repair most Northwest Arkansas homes will ever need, and in this part of the state it is usually hail that decides the timing rather than age. We tear off rather than lay over. A second layer of shingles hides whatever the first layer was hiding, adds weight the framing was not designed to carry, and traps heat that shortens the life of the new shingles. It also makes the next roof more expensive to remove. If someone quotes you a roof-over because it is cheaper, that is exactly what it is — cheaper now.
What a re-roof actually involves
Tear-off and inspection. Everything comes off down to the decking. This is the only point in the job where the deck is visible, so it is the only honest moment to find soft or delaminated sheathing, and we photograph anything we find before replacing it. Rotten decking is the most common source of a mid-job change order in this trade, which is why we show you the boards rather than adding a line to an invoice.
Deck repair and underlayment. Damaged sheathing is replaced, then the deck gets ice-and-water membrane in the valleys and along the eaves where wind-driven rain backs up, and synthetic underlayment across the field. Synthetic does not wrinkle or tear the way felt does when a job runs across two days and the weather turns, which in an Arkansas spring it often will.
Flashing and penetrations. Step flashing at the walls, counter-flashing at the chimney, new pipe boots, and proper treatment where a lower roof ties into a wall. Most roofs that leak after a replacement leak at a detail, not in the field of shingles. Reusing old pipe boots to save a few dollars per penetration is a common shortcut and a predictable callback.
Shingles. Architectural asphalt as standard. We also install impact-resistant (Class 4) shingles, which are worth a serious conversation in this region — see below.
Ventilation. Intake at the soffit and exhaust at the ridge, balanced. An attic that cannot breathe cooks its own shingles from underneath and voids most manufacturer warranties. If your soffit vents are painted shut or blocked with insulation, adding a ridge vent alone accomplishes very little.
Cleanup. Magnetic sweeps across the drive, walkways and lawn, tarps over landscaping and AC units during tear-off, and the dumpster hauled promptly. A re-roof drops thousands of nails; picking them up is part of the job.
Impact-resistant shingles and Arkansas hail
Northwest Arkansas sits in a corridor that takes hail most springs, and the damage is rarely dramatic on the day. It is bruising — granules knocked loose, the mat beneath fractured — which shortens the shingle's life quietly and shows up as failure years later.
Class 4 impact-resistant shingles are tested against a steel ball dropped to simulate a hail strike. They do not make a roof hail-proof, and anyone who tells you otherwise is selling. What they do is survive marginal storms that would bruise a standard shingle, and most insurers in Arkansas offer a premium discount for them — worth asking your carrier about before you choose, because the discount often changes the arithmetic.
Storm damage and insurance work
A large share of the roofs we replace are insurance jobs. What that process actually looks like:
- We inspect and document — photographs of hail strikes on the shingles, and on the soft metals like gutters, downspouts, vents and window wraps, which bruise more visibly than asphalt and often establish that a storm hit the house at all.
- If there is a claim worth filing, you file it with your carrier. We will meet the adjuster on the roof and walk the damage with them.
- We build the scope to match the adjuster's, and we invoice against it.
Two things we will not do. We will not tell you to file a claim on a roof that is simply old — carriers track that, and a denied claim on your record helps nobody. And we cannot absorb, discount or "work around" your deductible: in Arkansas that is treated as an unfair and deceptive practice, and any contractor offering it is telling you something about how they run the rest of the job.
What it costs
Price is driven by squares (roof area), pitch, the number of layers coming off, how much decking needs replacing, and the shingle you choose. Steep and complex roofs — the multi-gable, multi-valley houses common in the newer Bentonville and Centerton subdivisions — cost more per square than a simple gable in town, because more of the work happens on a slope and there is far more flashing.
