Springdale is the largest single market we work in and one of the most varied — 72762 and 72764, from the older Elmdale streets and the downtown core out to Har-Ber Meadows, Wildwood, Shiloh Square and Sonora.
Two towns in one, roofing-wise
The older north and east. Elmdale and the streets around downtown Springdale carry mid-century and earlier housing: simpler rooflines than Fayetteville's historic districts, but older decking, original wood soffit and fascia, and frequently a layover from a previous replacement. Gutter systems here are often the spike-and-ferrule generation, which works loose from the fascia as the wood ages and takes a strip of fascia with it when it finally lets go.
Har-Ber Meadows and the west. The planned development west of I-49 is 2000s onward — larger homes, more complex rooflines, and builder-grade shingle packages now at the age where the first components fail. Cracked pipe boots and unbalanced attic ventilation lead the list, and they are cheap to fix at year twelve and expensive at year sixteen once the ceiling below has been getting wet.
The hail conversation
Springdale sits squarely in the Northwest Arkansas hail corridor and takes damaging events regularly. Because so much of the housing here was built in the same handful of years, hail tends to produce whole streets of claims at once — and that has two practical consequences for homeowners.
The first is scheduling. After a major event, every roofer in Washington and Benton County is booked for weeks. If your roof is actively leaking, say so when you call; drying it in is a different and much faster job than replacing it, and it stops the damage getting worse while you wait.
The second is who turns up. Out-of-state crews follow hail into Springdale within days. The test is simple: an Arkansas address, an Arkansas registration number, and a phone number that will still be answered in three years.
What we find under Springdale roofs
Because the newer housing was built quickly by a handful of builders, the failure patterns repeat:
- Pipe boots cracked through and leaking into the ceiling, with nothing visible on the roof surface
- Ridge vent installed over blocked or insufficient soffit intake, so the attic never actually ventilates
- Missing kick-out flashing at roof-to-wall intersections, with soft sheathing behind the siding as a result
- Gutters undersized for the roof area, overshooting in the intense storms this region gets rather than in ordinary rain
Permits
Work inside the city limits is permitted through the City of Springdale. Springdale straddles the Washington–Benton county line, so properties outside the limits fall under one county or the other depending on where the address sits — worth confirming rather than assuming, and we do that as part of the estimate.
