A town of young roofs, which is its own problem

Most Centerton housing is newer than 2005. That sounds like it should mean less roofing work, and for a while it did. Flashing third. Kick-out flashing where a roof plane meets a wall is missing on a substantial number of newer Benton County homes. It is a small piece of metal and its absence is the most reliable predictor of rotted sheathing behind siding.

None of the three is expensive to correct while the roof is otherwise sound. All three become expensive once the ceiling below has been getting wet for two years.

Wide-open lots and wind

Unlike Bella Vista or the older parts of Rogers, much of Centerton's newer development sits on open ground with young landscaping and little mature tree cover. That cuts the gutter debris problem substantially — and increases wind exposure.

Straight-line wind events lift shingles at the rakes and ridges on exposed lots, and a lifted shingle does not always look damaged from the ground. It is worth a look after a significant wind event, particularly along the exposed western and northern edges of a subdivision.
