A town of young roofs, which is its own problem
Most Centerton housing is newer than 2005. That sounds like it should mean less roofing work, and for a while it did. It no longer does, because a large share of those roofs are now fifteen to twenty years old — the exact window in which builder-grade shingle packages start shedding their first components.
The pattern is consistent enough to predict:
Pipe boots first. The rubber collar around a plumbing vent is typically the earliest thing to fail on a house of this age, usually around year twelve to fifteen. It cracks, water runs down the pipe into the attic, and the first evidence is a stain on a bedroom ceiling. The shingles around it look perfect.
Ventilation second. A great many houses built through the growth years got ridge vent without adequate soffit intake, or with intake later blocked by blown insulation. The attic runs hot, shingles age from underneath at an accelerated rate, and most manufacturer warranties exclude exactly this.
Flashing third. Kick-out flashing where a roof plane meets a wall is missing on a substantial number of newer Benton County homes. It is a small piece of metal and its absence is the most reliable predictor of rotted sheathing behind siding.
None of the three is expensive to correct while the roof is otherwise sound. All three become expensive once the ceiling below has been getting wet for two years.
Wide-open lots and wind
Unlike Bella Vista or the older parts of Rogers, much of Centerton's newer development sits on open ground with young landscaping and little mature tree cover. That cuts the gutter debris problem substantially — and increases wind exposure.
Straight-line wind events lift shingles at the rakes and ridges on exposed lots, and a lifted shingle does not always look damaged from the ground. It is worth a look after a significant wind event, particularly along the exposed western and northern edges of a subdivision.
Hail
Centerton sits in the same hail corridor as the rest of Benton County. Because so much of the housing was built within a narrow window, hail here produces whole subdivisions of near-identical claims — and the same waves of out-of-state contractors that follow every event. An Arkansas address and registration number is the simplest test available to a homeowner.
Permits
Work inside the city limits is permitted through the City of Centerton, which has expanded its boundaries repeatedly with annexation during the growth years. An address that was Benton County a decade ago may well be inside the city now, so we confirm rather than assume.
